A whopping 1 in 4 tenants make holes in the walls of their rental properties and 13% have admitted to secretly replacing fixtures and furniture!
Realtor Magazine recently published a list of “9 Rules Tenants Are Most Likely to Break”.
These are the most commonly broken rules:
- Making holes in walls
- Redecorating
- Secretly replacing damaged fixtures and fittings
- Keeping a pet in the rental
- Making a late rent payment
- Smoking indoors
- Changing locks
- Subletting a room or the whole property
- Removing or disabling fire or carbon monoxide alarms

The best way to safeguard yourself against any of these issues is to make sure you have a set of rules that you can give to your tenants. Also have them sign a copy that they have read the rules and agree to abide by them. You cannot avoid all of these problems all of the time, but you can minimize the effects. Be prepared and make sure you educate your tenants.
